Qualify every inbound lead in real time.
Inbound comes in fast and from everywhere, and your reps can’t vet each one by hand. iLeads checks the collateral behind every inbound mortgage lead the instant the form hits, so the floor works the ones that can fund and waves off the ones that can’t.
GateKeeper
A real-time API that qualifies the collateral behind each inbound lead and returns a verdict in under a second.
- Fires the moment an inbound form is submitted
- Works in any source you run
- Returns Won’t Fund, Watchlist, or Fundable
Inbound forms land faster than reps can vet them, and a lead from a strong channel looks exactly like one from a weak channel until someone looks at the collateral. An API call on each form, fired the moment it’s submitted, reads the property from title, lien and tax records on 150M+ U.S. properties and sorts every lead into Won’t Fund, Watchlist or Fundable before the first dial. iLeads runs that call as GateKeeper.
How GateKeeper checks every inbound form as it lands.
Title, lien and tax records are read before anyone on your team dials.
Inbound is loud. Most of it can’t fund.
The faster you can tell a real opportunity from a dead end, the more of your team’s time goes to leads that close.
- Lead 46704 Harper St Won’t Fund Commercial property
- Lead 54623 Stonegate Dr Fundable FHA
- Lead 62542 Cedar Hollow Won’t Fund Already refinanced
- Lead 40461 Maple Ave Watchlist Good collateral, wrong timing
- Lead 48380 Ellsworth Ave Fundable HELOC
- Lead 56299 Bellview Rd Won’t Fund Wrong property type
- Lead 64218 Fairhaven Rd Fundable Streamline
- Lead 42137 Wickham Ct Won’t Fund Bad address
Every row came in through a different form, and all of them looked the same until the collateral was checked.
How an inbound lead gets checked
the instant it lands.
One API call per form, fired the moment it’s submitted, so nothing sits in a queue waiting for a human to vet it.
Every form, as it lands
The API fires on each inbound form the moment it is submitted, across every source you run.
Checked before the dial
Value, equity, liens, and loan activity are confirmed against title-grade public records in under a second, faster than a rep can read the form.
The queue sorts itself
Won’t Fund, Watchlist, or Fundable comes back on every lead, so reps start at the top instead of calling everything or guessing.
Is every inbound lead checked, or just a sample?
The check runs on all of it, against title-grade data of the quality used in actual loan underwriting.
for GateKeeper to qualify the collateral and return a verdict.
title, lien, tax, and valuation data elements checked in real time.
of U.S. county, municipal and special-jurisdiction tax records behind the verdict.
Questions buyers ask.
What can you check without asking the borrower more questions?
The questions a form usually asks about the home (its value, what’s owed, how much equity there is) are read from the property record instead. Liens and original loan amounts are recorded; value, balance, equity and loan-to-value are estimates calculated from those records.
How fast does the check come back, and does it slow the form down?
The verdict comes back in under a second. The call fires once the form is submitted, so the borrower fills out the same form as before.
Can we route leads by the verdict in our CRM or LOS?
Yes. Every inbound lead comes back as Won’t Fund, Watchlist or Fundable through the API, so your CRM or LOS can route on the verdict like any other field.
What happens to the leads marked Won’t Fund?
Won’t Fund means the property behind the lead can’t support a loan as it stands, so your reps can leave it out of the call queue. Watchlist leads have good collateral and the wrong timing, and GateKeeper keeps watching them with no fixed window.
Send your reps the lead that can fund.
Wire GateKeeper into your inbound flow and every form comes back qualified before the first dial.
