Where does the data in a homeowner direct-mail list come from?

Two places. Consumer-submitted inquiries (loans, solar, insurance, home projects), stripped of phone and email so they’re mail-only. And current lien, title, transaction, and property records, the same public-record layer that underwrites real mortgages.

How is an intent-based mailing list different from a new-homeowner or new-mover list?

Those are event lists. Someone bought, someone moved. They’re useful and we can build them. What they can’t tell you is whether the person wants anything. The intent core is someone who raised a hand and asked about the offer you’re mailing, matched to the property they own.

Is a homeowner direct-mail list a mortgage trigger list or a credit prescreen?

No. There’s no credit data in it at all. These records come from consumers who asked about a loan, a solar quote, an insurance rate, or a home project, matched to public-record property data. Nothing here is a credit prescreen, so there’s no firm-offer obligation, and nothing here is a mortgage trigger.

How old are the records on an intent-based mailing list?

Some of them have been with us since 2015. Not one has sat still since. What you’re buying is a 2015 lead with today’s property data, and people who raised a hand keep answering the right offer years later.

How often is the property data behind a mailing list updated?

Continuously. Title and new liens as often as weekly, listings nightly, value and LTV monthly, rate movement up to daily. We keep reading the property behind every consumer we hold, and we stop only when the house sells.

How are the mailing addresses on a homeowner list verified?

Every record is matched to a property in public records before it reaches your file. The address comes off the title record, not off the form a consumer typed. That’s also why the file is mail-only: phone and email are stripped by design.

What can you select on when building a homeowner direct-mail list?

Geography, candidate type, and the property attributes that matter to your offer, including equity position, loan type, and value. The engine sorts every record into one of 60 candidate types, so the file can be cut to the types your offer fits before a single piece prints.

Are homeowner direct-mail lists exclusive to one buyer?

No. These records are shared, the same way real-time internet leads are shared when they’re first sold. Exclusivity isn’t where the value is. Every record is matched to a verified property and re-read against public records for as long as that person owns the home.

Does iLeads run the direct-mail campaign, or just supply the list?

No. You get the file and you run your own campaign. If you want creative, print and drop handled for you, that’s an agency, and plenty of our buyers are agencies. We’re the data underneath.

What response rate should I expect from a homeowner direct-mail list?

We don’t publish one, and we’d be careful with anyone who does. What we can prove sits in county records: in one recent quarter, more than 1 in 10 records our clients mailed funded a loan. Response claims are marketing. Recorded liens are evidence.
