An old lead is not the same as a dead lead.

The aged market prices a lead by its age, which is the one thing about it that says nothing. What decides whether the loan can close is the property, and the property is not on the form.

Age is not a quality signal

A 120-day lead on clean collateral is a better loan than a 30-day lead on a property that can’t support one. Sorting by days old sorts by the wrong column.

Value, equity, lien position, and default status all change after the form was filled. Nobody re-reads them, so the file you buy is a snapshot of a day that has passed.
