iLeads
Data

Append property data to the records you already have.

Send a name, a phone, an email, or an address. iLeads matches it against title and property, its own lead database, demographic and credit data, and hands back a record with the fields that decide whether it is worth a call.

The iLeads answer
Data

A multi-source data layer you can send one record to and get a richer one back, in bulk or by API in real time.

  • Match and append a record to its property
  • Reverse append from a phone, an email, or a name
  • Cross-append leads against property, property against demographics
  • Trigger alerts when a record crosses a threshold

A list of names, phones or emails says nothing about the property behind each contact, and the property is the half that decides whether a record is worth working. Send any one of those fields and it is matched against title and property records covering 150M+ U.S. properties, then returned in bulk or by API as a record keyed to the property, with the 141 elements that move a funding decision. iLeads runs that append through its Data layer.

Watch it work

How iLeads Data finds the property behind each record.

Send a name, phone or email, and get the property back.

Work the file you already paid for.

A contact is half a record. What decides whether it is worth a call is the property behind it, and that is the half most databases are missing.

  • Lead 46872 Marbury Ln Appended Phone → full record
  • Lead 54791 Sycamore Ln No match No property match
  • Lead 62710 Wickham Ct Appended Email → full record
  • Lead 40629 Fairhaven Rd Watching Alert set on LTV
  • Lead 48548 Bellview Rd Appended Address → title, value, equity
  • Lead 56467 Ellsworth Ave Appended Lien detail added
  • Lead 64386 Maple Ave No match No property match
  • Lead 42305 Cedar Hollow Watching Alert set on LTV

Each row started as half a record, a phone, an email or a name, and came back with the property behind it.

How to append property data
to your file.

One record in, a richer record out, in bulk or by API in real time.

  1. Send what you have

A name, a phone, an email, or an address. One field is enough to start from.

  2. Match it across the data layer

The record runs against title and property, the iLeads lead database, and demographic data, with credit available compliantly for a permissible purpose under the FCRA.

  3. Get the curated record back

The append is curated from a 291-element property match down to the 141 elements that move a funding decision.

What comes back on an append?

The base record is keyed to the property, durable and title-verifiable. The person, phone, and email hang off it.

141

curated elements handed back, the ones that move a funding decision.

150M+

properties in public record: title, lien, tax, and valuation detail.

Weekly

new liens, revaluation, LTV and rate shifts, re-read every week.

Questions buyers ask.

What input fields do you need to match my file?

Any one of a name, a phone number, an email or an address is enough to start a match.

Can you tell recorded mortgage data apart from estimated balances?

Yes. A lien, its recording date and the original amount are on the recorded document, so those come back as recorded. Today’s balance, equity and loan-to-value are calculated from them and come back as estimates.

How often is the data refreshed?

New liens, revaluations, and LTV and rate shifts are re-read every week, and trigger alerts can fire when a record in your file crosses a threshold you set.

Can you run a sample on my file before I commit?

Yes. Send a sample and see how many records come back with a property, an owner and the detail that decides whether to call.
