Growing revenue means closing more loans. We built the whole stack for it.

Where to start

Everything here has one job: you fund more loans.

Closing more loans takes three things: leads that can actually fund, tools to keep up with every consumer you already hold, and proof of what your funnel produced.

Five products, one engine. Start where your funnel hurts.

The engine

One engine, not five vendors.

What can a property record tell you about a lead? On its own, nothing. Run that lead through an engine that has been reading them since 2015, and the same record tells you whether this one can fund.

The proof

The loans already funded. We know which ones did.

Every number here is checkable the same way: a lien recorded at the county, by any lender, more than 30 days after the lead was created.

At the six-month mark

Revive leads that the engine confirmed fundable out‑funded real-time leads at every window we tested.

Within six months of the lead date, 11.2% of Revive records had funded a loan, against 7.7% of real-time, first-party leads bought by a major national lender. Both populations were measured the same way, and both clocks started at the original lead date. The gap holds across all seven windows, from three months to nine.

1 in 7

About 1 in 7 Revive leads fund a loan.

Verified in public records across analyzed batches, with any lender. The ones your floor set aside are still funding.

2 in 3

About 2 in 3 of the leads that fund do it with a lender other than the original real-time buyer.

The loan still happened. It happened somewhere the original buyer wasn’t looking.

And the window is open now: about three-quarters of funded loans record within six months of the original lead date.

The questions lenders ask first.

Where should a mortgage lender start to close more loans from the leads they already have?

Start where it hurts. Losing loans you can’t see: Performance, and the first file is free. A floor that needs volume: Revive. Buying real-time leads: GateKeeper at intake. A book sitting idle: Recapture. A mail program: Marketing Lists.

Do mortgage lead tools have to be bought as a bundle, or can you use just one?

No. They run on one engine, so each product works alone. Most lenders start with the one stage that hurts most and add from there.

Is a lead vendor’s funding proof just a self-reported claim?

No. It’s a public-record match-back: a lien recorded at the county more than 30 days after the lead was created, by any lender. County records, not our word.

Can I find out which of my mortgage leads actually funded, and with which lender?

Yes. That’s what Performance is for: it matches your file against county records and shows which leads funded, when, and with which lender, including the ones that closed somewhere else. Leads scored by GateKeeper carry a lifetime title watch, so a loan that records months after your team stopped calling still comes back attributed.

Do lead-verification and match-back tools work for mortgage brokers, not just lenders?

Yes. The flagship products were built for high-volume broker floors. Where this page says lender, read it as you.

How much does it cost to find out which of my mortgage leads funded?

The Performance aggregate analysis is free: one file of up to 10,000 leads per lender, matched against recorded loans. You see what your funnel really did before you spend anything.

Are aged mortgage leads worth buying?

The contact data is aged. The property behind it is not. A record enters the corpus once, and from that day we keep reading the property against public records until the house sells: title and new liens as often as weekly, listings as often as nightly. What you get is an old lead carrying today’s property record.

I already buy mortgage leads — what does scoring them at intake add?

You don’t have to change where your leads come from. GateKeeper scores them at intake, the moment they arrive, so the volume you’re already paying for surfaces more loans that can actually fund.

Are internet mortgage leads exclusive to one lender?

No, and they weren’t the first time either. Real-time internet leads are sold shared, usually to four or more lenders at once. What’s different here isn’t who else holds the record. It’s that we’ve read the property behind it against title records and send only the ones that still show a fundable loan.

Start with the leads you already have.

The first Performance analysis is free.

We’ll match it against county records and show you which of those leads funded, and who funded the ones you lost.
